Real Estate Management
By real estate management we mean performing administrative activities extended to making all decisions aimed at maintaining the property in a non-deteriorated condition and - if possible - increasing its market value, as well as active consulting and planning activities for this purpose.
All activities we undertake are carried out with particular respect for the law, especially the right of ownership and co-ownership, and in accordance with the principles of professional ethics of real estate managers.
Entrusting our company with property management will not limit the rights of its owners in any way. Thanks to our manager's liability insurance, you can rest assured about the consequences of your actions. The so-called "entrusted management" is performed by a professional management company and is secured by the above-mentioned insurance policy in the field of property management.
Real Estate Administration
Activities related to the operation of the property and its owners and users include:
- Organization of the Condo Association - applying for a tax identification number, REGON (National Official Business Register) number, opening a bank account;
- Protocol takeover of real estate;
- Verifying the legal and actual status of real estate, maintaining a list of premises, owners of premises and tenants in the premises;
- Supervision over the payment of taxes and other public law fees on common properties, unless they are covered directly by the owners of individual premises;
- Monitoring insurance related to the common space of the property;
- Preparing and handling the mandatory meeting of property owners;
- Providing information to owners and users of premises by telephone, e-mail and a specialized internet platform;
- Telephone sessions.
Activities related to the technical maintenance of the common space of the property
- Maintaining a "facility register" (KOB) and technical documentation of the property required by the provisions of construction law;
- Ordering technical inspections and periodic inspections of real estate and devices constituting their technical equipment in accordance with the requirements of construction law;
- Control over the provision of electricity, water, gas, sewage and garbage disposal to the property;
- Control over maintaining order and cleanliness of spaces and areas used for common use by owners of premises;
- Control over the activities of companies responsible for the maintenance of technical infrastructure in the building;
- Control over the repair of infrastructure equipment;
- Collecting offers regarding supply contracts or services related to property maintenance;
- Acting as an intermediary in communication between external companies and property owners and users.
Activities related to the financial management of real estate
- Maintaining non-accounting records in accordance with applicable regulations;
- Preparing draft economic plans and corrections to these plans;
- Preparing calculations based on resolutions of members of the Condo Association;
- Preparing settlements of economic plans;
- Preparation of annual financial reports;
- Periodic preparation of information on real estate maintenance costs and income;
- Analyzing and supervising debt collection;
- Analyzing and supervising the collection of receivables from owners of premises in the property;
- Settlement of fees with property owners for property maintenance costs, utility costs and renovation funds;
- Issuing confirmations or certificates for property owners.
Activities related to consulting and planning
- Analysis and advice on optimization of operating costs;
- Analysis and advice on real estate insurance;
- Analysis of offers and preparation and negotiation of contracts for supplies, construction works or services related to property maintenance;
- Consulting in the implementation of energy-saving technical and operational solutions that reduce property maintenance costs;
- Legal advice related to the basic maintenance of the common space.
